CashPlus property market trends and growth forecasts.
According to the 7 May 2015 ABSA house price index, the average nominal price growth for small houses increased by 7 % y/y in March 2015 and 4.6% in April 2015.
Nominal year-on-year house prices have been slowing down the last six months and the small housing index has again seen a declining month on month trend.
Real price inflation also tapered off, despite the relatively low inflation rate of 4,1% y/y in the first quarter of the year. Inflation is expected to be on a rising trend in the rest of the year and real house price growth is forecast to come under further downward pressure in the near term. Inflationary pressures will increase the focus on interest rates, which are as per my end of 2014 prediction still projected to be hiked before the end of 2016.
Rising inflation and interest rates will adversely affect household finances and levels of confidence, eventually impacting the residential property market.
Against this background, nominal house price growth is forecast to remain in single digits throughout the year but I am still confident we will reach my 8-10% nominal growth forecast for the small housing sector.
Overall it looks like the residential property market currently appears to lack growth drivers but residential building activity is starting to pick up.
